These terms explain the role of property listings, accounts, applications, approvals, payments, cancellation and digital documents.
Scope and acceptance
These terms govern access to and use of the website, customer accounts, property information and the online rental-application workflow. By creating an account, submitting an application or using protected account features, you agree to use the service in accordance with these terms and applicable law.
Property-specific approvals, rental agreements and written instructions prevail over general website information where they differ.
Property listings
Listings are presented for information and may be updated, withdrawn or corrected without notice. Photographs, plans, measurements, amenities, availability and prices should be treated as descriptive unless expressly confirmed in writing. A listing does not constitute a binding offer or guarantee that an application will be accepted.
Accounts and applications
You must provide complete and accurate information, keep your account credentials confidential and update relevant details when they change. Submitting an application authorises the agency to review the information provided and coordinate the next steps relating to the selected property.
An application is not a concluded tenancy. A tenancy is created only through the required written documentation and acceptance process for the relevant property.
Approval and availability
Applications may be approved, rejected, placed under review, cancelled or requested for further information. Approval may be subject to identity, affordability, documentation, property-owner and compliance checks. Until the required tenancy documentation is completed, property availability may change.
Payments and references
Where payment is enabled, use only the bank details, currency, amount and booking reference displayed in your secure account or issued in an authorised company communication. A transfer is not treated as verified merely because a receipt has been uploaded. Verification occurs after funds and reference details have been checked.
Bank processing times, international transfer costs and exchange charges may vary. The payer is responsible for ensuring that the full required amount is received.
Cancellation and withdrawal
You may request cancellation through the account where that option is available. The financial and contractual consequences of cancellation depend on the stage of the application, any property-specific terms, services already performed and applicable consumer or tenancy law. Cancelling an online application does not automatically override a separately signed agreement.
Documents and communications
Invoices, viewing permits, rental agreements and other documents may be issued electronically. You are responsible for checking documents promptly and notifying the agency of inaccuracies. Communications sent to the email address associated with your account are treated as directed to you.
Availability and liability
We aim to keep the service available and accurate but cannot guarantee uninterrupted access or freedom from every technical error. To the extent permitted by law, liability is limited for losses caused by circumstances outside reasonable control, third-party systems, inaccurate information supplied by users or decisions made without reviewing the relevant property-specific documents.
Nothing in these terms excludes liability that cannot lawfully be excluded.
Applicable rules and contact
Mandatory consumer, data-protection and tenancy rights remain unaffected. Any governing-law or jurisdiction clause contained in a signed property-specific agreement takes precedence for that agreement. Questions about these terms may be submitted through the contact page.
